Flat Fee MLS Warnings!

 

There are many online companies that offer Flat Fee MLS services and they may be a scam. While these questions are not indicative of a scam, here are some questions you may want to ask flat fee MLS companies:

 

  1. Are you a licensed real estate broker that directly handles the listings, phone calls, and inquiries?
  2. Do you refer the listing to someone else?
  3. If you do refer are they referred to the lowest bidder?
  4. If you’re licensed what state are you licensed in? Is it the same state and city that my property is located in?
  5. What is your real estate broker license number for my state?
  6. If you place my listing on the Realtor.com website, are you a Realtor? If so, what is your NRDS number so that I can verify it with the National Association of Realtors?
  7. Can I visit your office to discuss my listing?
  8. Do you work from a home office?
  9. Do you work from a virtual office?
  10. Do you have a certificate of occupancy if your business requires one? If it does not require one, why is that? What is the law/rule that clearly states that you do not require one?
  11. Do you have a business tax receipt or occupational license?
  12. If you have a toll free number, do you have a physical non toll or non virtual number?
  13. When you say MLS are you referring to the MLS system that Realtor’s use or some other MLS system?
