your home. If we don’t sell your home, you owe absolutely nothing. If your home is
sold for less than $200,000 then you only pay $3,995. If your home is sold for more
than $200,000 then our fee is only 2%! Remember that if another broker sells your
home, you have to compensate them. If we sell it without another broker then you
just owe us at closing the $3,995 if the property is sold for less than $200,000

Listing Process:
The most important step to take is the pricing of your property.
This figure appears to be easy to conclude but it’s not. Only the market will tell
you what your house is worth, not what you think its worth. Sorry but that’s the
truth. To help you with that task we offer a detailed comparative market analysis
(CMA) where we let the market tell us what your property is worth. Of course you
can tell us what you think it’s worth but in the end the market is the one buying.
We next discuss the forms necessary to list and sell your property. This step is
important as our discussion will focus on the whole process of disclosure, defects,

So once we are ready to sell your home we need you to provide us with multiple pictures
of your property. This will include pictures of the outside and inside. You know
your property best so why not take the pictures yourself. If you need professional
pictures, we can discuss this further. We now provide a sign for your yard that will
alert the area that your property is for sale and will attract interested buyers
to call us for further discussion. Of course, you’re in control on whether you want
a sign or not. Once a party is interested the house needs to be shown. We provide
a lockbox, with your permission, for interested parties to view your home. If the
interested buyer has an agent then the code will be provided to the agent. If the
